Neil Dusheiko Architects

How We Work

Every project begins with listening. We take time to understand how you live, what the house already offers and where thoughtful change could bring greater light, clarity and connection.

Our process gives each project a clear structure while leaving room for exploration. Decisions are developed collaboratively, with careful attention to design, planning, cost and construction.

Before enquiring, you can review our project suitability and budget guidance.

How We Work

Best suited to

A Collaborative Process

Neil Dusheiko Architects is a small, London-based studio focused exclusively on houses. We work closely with our clients throughout the project, combining design ambition with technical care and clear communication.

The process is shaped by:
01 Listening to your priorities and daily routines
02 Reading the existing building and its context
03 Exploring ideas through drawings and visual studies
04 Reviewing key decisions together
05 Coordinating consultants and contractors
06 Protecting the architectural intent through construction

1. Initial Enquiry

We begin by understanding the property, the broad scope of work, your construction budget and the qualities you hope to achieve.

This helps us assess whether the project is well matched to the studio’s experience and approach.

Review our project suitability guidance or discuss a residential project.

2. Brief and Existing Building

Once appointed, we study the house, site and planning context in greater detail.

We consider its light, proportions, materials, structure and relationship with the garden, alongside the way you currently live and how that may change.

This early research helps identify what should be retained, adapted or reconsidered.

3. Concept Design

We explore the main architectural ideas through plans, sections, models and visual material.

The design considers:

  1. Layout and movement
  2. Light and atmosphere
  3. Connections with the garden
  4. Privacy and gathering
  5. Material character
  6. Long-term flexibility

The brief develops through discussion, allowing the design to grow from the particular qualities of the house and the people who live there.

4. Planning and Design Development

The preferred design is developed in greater detail and coordinated with the wider consultant team.

Where planning permission, listed building consent or conservation area considerations are involved, we prepare the required architectural information and guide the project through the application process.

5. Technical Design and Contractor Appointment

Following the relevant approvals, the design is translated into detailed information for pricing and construction.

We coordinate drawings, specifications and specialist input, and can assist with contractor selection, tender review and clarification of costs.

6. Construction and Completion

During construction, we remain involved according to the agreed scope of services.

This may include site visits, responding to technical questions, reviewing materials and helping resolve issues as the existing building is opened up.

As the work nears completion, we review outstanding items and support the final handover.

Communication and Decision-Making

Residential projects involve many connected decisions. We present information clearly, explain the implications of each option and help clients make choices at the appropriate stage.

Good collaboration depends on open communication about design, cost, programme and changing priorities. Our role is to keep these elements aligned without losing sight of the qualities that give the project its character.
